                 unsophisticated real estate models only allow you to run constant rates for these values.  For example, you purchase an
                 income property for 300,000 and give it a face lift in the first year.  The face lift cost you $40,000 and the property is worth
                 365,000 when the repairs are complete.   The software that you purchase should be able to account for the $40,000 in
                 improvements and should be able to appreciate the property up to the new market value or 365,000. The On Target real

                 With the MIRR calculation, you input the rate of return that you think you can make on your cash flows.  The MIRR is a
                 much more realistic financial indicator.  Only a couple of the real estate models out there calculate an after-tax Future

                 The after-tax cash flows, after-tax return on cash flows and the after-tax sales proceeds should be included in any IRR
                 and MIRR calculation. I have seen some models that don't include the after-tax sales proceeds in the IRR calculation.

                          2)  Passive participants can write of no rental loses in the year of the loss.  Rental losses build up year-to-year until

                          3)     Active participants in an income property with an adjusted gross income of $150,000 or less can write-off up to
                               25,000 in rental losses.  Note – If you have an adjusted gross income of 150,000 or more, you can’t write off rental
                               losses until you have a positive income in a future year to offset the losses or you sell the property.
