The Executive Summary Report
summarizes
all of the
critical information from
the
detailed
On Target reports to help
you quickly
size up an investment. Projections for equity, cash flow, cash on cash return,
sales proceeds, future wealth and modified internal rate of return
are provided so that you can focus in on the critical property
information. Important real estate ratios including the cap
rate, gross rent multiplier, debt coverage ratio and others are
included on the report to help the investor quickly size up the
property being
analyzed. The observation section of the Executive
Summary
provides financial observations to help with the decision
making process.
If you are comparing multiple income properties, run the data for
each property separately entering consistent assumptions for each of
the properties. By consistent assumptions, I mean use the same
percent down for each of the properties, the same mortgage loan
rate, the same assumptions for income, expense and appreciation
growth rates, etc. Print the Executive Summary for each of the
properties and then compare the financial detail to determine which
property generates the greatest return.
