The EZ-Estimate software allows you to enter 3
comparable properties that will be similar to your flip
property when the repairs and upgrades are complete. Finding
recent sales of comparable properties before you purchase your flip
property will improve your profit or loss estimates. If you use a
real estate agent to find potential flip properties and to sell your
flip properties, they should be able to help you find recent sales
of similar properties. The EZ-Estimate
software allows you to include digital photos of each comparable
property on the report below if you wish.
If you have a good understanding of the market place where
you flip properties, you may not need to include recent sales
of comparables properties. However, if you are unsure, I would
highly recommend finding some recent sales of comparable properties.
It will help you to establish the financial viability of your flip
project and expedite the loan process
